Who runs it
UCY Stays was founded by Yonathan Chetrit, who runs the company from Jerusalem. A UX/UI designer by training, he personally oversees every property entrusted to us — from the listing going live to the last review a guest leaves.
He is the one who answers owners, and the one who writes the analyses published on this site. There is no layer between you and the person who decides.
What we do
Two things, and only two. Short-term rental management for owners: listings, continuously adjusted pricing, guest relations, housekeeping, maintenance and monthly reporting. The commission is 15% or 18% depending on the mandate — stated before anything is signed, never discovered afterwards.
And long-term rentals: furnished apartments let by the month, offered directly to tenants, with no hidden agency fees.
The properties we manage
The current portfolio consists of Sheva Urban Suites, a six-unit residence in the heart of Jerusalem, and Pearl Even Suites, next to the Mahane Yehuda market. Every property we manage is in Jerusalem today: it is a city we know street by street, and we would rather say so than claim a coverage we do not have.
How we work
A dedicated housekeeping team, coordinated in-house on our own software: every turnover is scheduled, photographed and checked. A photo record between each stay.
Prices are not set on instinct: they rely on market readings per neighbourhood, the same ones behind our public income estimator. And every month, the owner receives a statement detailing the income collected, the costs incurred and what is due to them.
What we do not do
- We do not sell property. Purchases go through Hadar Real Estate, run by Yohai Chetrit, our founder's brother — the link is a family one, and we would rather write it than let you find out.
- We do not guarantee a rent or a yield. Our estimates are measured ranges, in gross income, with the date they were taken.
- We publish no review we have not received, and the reviews shown use a first name and an initial, with no photo.
- We give no tax or legal advice: on those matters we refer you to an Israeli accountant or lawyer.
