- What rental yield can you expect in Jerusalem?
- On 2026 market figures, the gross yield of a Jerusalem apartment usually sits between 2% and 5% on a classic lease, and between 3% and 7% with short-term letting. The gap comes mostly from the neighbourhood: outer districts show higher yields because purchase prices there are two to three times lower than in Rehavia or Talbiya, where yields often drop below 3%.
- Does short-term letting really earn more than a classic lease?
- Usually yes, but less than people imagine. On a central one-bedroom, the gap is around 1,000 to 1,500 ₪ a month once platform fees and management are deducted. You also have cleaning between each stay, quiet periods, and a property that must stay spotless all year. Short-term letting is not a guaranteed rent: it is a business.
- What does the calculator leave out?
- Owner charges: Arnona, Vaad Bayit, electricity, water, insurance and repairs. They vary too much from one building to the next to be estimated honestly without seeing the property. The figure shown is income before those charges, not profit.
- Does the result apply to my apartment specifically?
- No, and that matters. The calculator gives a market range for a property of that size in that kind of area. Two neighbouring apartments can differ by 30% depending on the floor, the light, the fit-out, or whether there is a lift or a terrace. For a figure you can rely on, the property has to be seen.
- Are there rules for short-term letting in Jerusalem?
