The figures below are market readings, not sales estimates. They cover active listings in Jerusalem and are what we use to calibrate our own estimates.

By property size
GROSS annual income, before management fees, running costs and tax. The range runs from the bottom quarter to the top quarter of the market: half of all listings sit between the two.

By neighbourhood
Measured on one-bedroom listings, within one kilometre of each point. The gap between neighbourhoods comes less from the nightly rate than from the number of nights booked.

Rehavia and Talbiya show nightly rates close to the city centre, but 49% occupancy against 56%. Occupancy is what opens the income gap — and it is also why, in those neighbourhoods, a standard lease can earn more than short-term letting.

Monthly activity index: 1.00 is the year's average. Above it, the month books better than average; below it, worse.

March and April 2026 were recorded during the war (occupancy fell to 32% and 28%, against 51% and 46% in 2025). Those two months are therefore computed from 2025: without that correction, spring would look like a structural low season, which it is not.
Length of stay
Measured on 998 listings around the Mahane Yehuda market, over 365 days. This is the figure estimators leave out, and it drives the number of turnovers — therefore the real cost of running the property.

What an amenity is worth
Gap observed between listings that have the amenity and those that do not, across 2,609 listings in Jerusalem. The column that matters is the last one: it combines rate and occupancy.

⚠️ These are ASSOCIATIONS, not causes. A dishwasher does not add 70% to income: it marks out a newer, better equipped, often better located property. For the same reason these gaps do not add up — fitting five amenities does not multiply the gains.
Method and limits
What these figures say, and what they do not.
- Source: PriceLabs, which aggregates active short-term listings. Two tools: the Revenue Estimator (city and neighbourhood readings) and the Market Dashboard (length of stay).
- Income figures are GROSS income collected, before management commission, running costs, arnona and tax. They are not profit.
- Nightly rates exclude the platform commission: that is the basis PriceLabs used until 15 September 2026. Both tables above sit on that same basis — checked: at the same point, the 14 and 16 September readings return the same nightly rate. A later reading, on the new basis, will not be comparable with these.
- Neighbourhood readings cover one-bedroom listings. The ratio between neighbourhoods is assumed to hold for other sizes: that is an assumption, for want of a reading by neighbourhood AND size.
- The one-kilometre radii of the city centre and Mahane Yehuda overlap (700 metres apart): the measured gap between those two areas is a floor, not a sharp boundary.
- A sample below 100 listings (Baka / German Colony, 70) should be read with caution: a few unusual properties weigh heavily.
- These figures describe the market, not your apartment. Its condition, floor, view and the quality of its management create gaps these averages cannot see.
